What happens when claims get complicated.
Every claim is different. Here are the situations we see most often in North Texas — and exactly how we handle them.
Adjuster said 'no damage' but I see granules in the gutters.
This happens often. Granule loss alone isn't always a claimable hit, but it can signal hail bruising that's hard to spot from the ground. We'll re-inspect, mark damage with chalk, and request a re-inspection with the carrier. About 1 in 3 'no damage' claims we re-open get approved.
My neighbor got a new roof from the same storm — I didn't.
Hail patterns are unpredictable; two homes 50 feet apart can see very different impact density. We'll inspect anyway. If your roof has 8+ hits per test square, you likely qualify even if the carrier initially passed.
Storm hit a year ago. Is it too late?
Probably not. Texas gives you up to 12 months from the date of loss to file. Bring any photos you have from the day of the storm or news coverage with hail-size confirmation. We file claims for storms that happened months ago every week.
Insurance approved repairs, but my roof is 18 years old.
An older roof with widespread damage often qualifies for full replacement under matching laws and code upgrades. We'll re-scope, document why a repair isn't viable, and submit a supplement for full replacement.
I have a 'cosmetic damage exclusion' on my metal roof.
This is common on metal and modified policies. We'll review your declarations page line-by-line and identify any functional damage (loosened fasteners, panel deformation, sealant failure) that falls outside the cosmetic exclusion.
My deductible is higher than the repair estimate.
Then a claim doesn't make sense — and we'll tell you. If the damage is minor and below deductible, we can repair it directly at a fair cash price. Honesty here is why customers refer us.
Insurance & claim FAQ
Will filing a hail claim raise my homeowners insurance rates?+
Storm and hail claims are 'Acts of God' and generally do not raise individual rates. Your carrier may raise rates across a ZIP code after a major event regardless of whether you file. Always ask your agent for specifics.
What does Discount Roofing charge for the insurance process?+
Nothing extra. Our inspection, photo report, claim assistance, and adjuster meeting are all free. You pay your insurance deductible, and the carrier pays the rest of the approved scope directly.
How long do I have to file after a storm?+
Most Texas policies give you 12 months from the date of loss, but waiting weakens your claim because new weather events can cover up evidence. Get inspected within 30 days when possible.
What if my claim is denied?+
We'll review the denial letter with you. In many cases a re-inspection with a different adjuster (or with our representation) reverses the decision. We've helped homeowners overturn denials many times.
Do you handle supplements?+
Yes. If we discover additional damage during tear-off (rotten decking, hidden hail bruising, code-required upgrades), we document and submit supplemental claims to the carrier on your behalf.
What's the difference between ACV and RCV?+
ACV (Actual Cash Value) is the depreciated value of your roof at the time of loss. RCV (Replacement Cost Value) is what it costs to replace it new. Most Texas policies are RCV — the carrier pays ACV up front, then releases the recoverable depreciation after work is completed and final invoices submitted.
Do I have to use the contractor my insurance recommends?+
No. You have the legal right to choose any licensed contractor in Texas. Insurance 'preferred' programs often steer you to the lowest-cost bidder, not the best roof.
What is matching, and does my policy cover it?+
If only one slope of your roof is damaged, Texas law and most policies require the carrier to match the rest of the roof so it doesn't look patched. We fight for full-roof replacement when matching can't be achieved with repair.
Can you tarp my roof before the adjuster arrives?+
Yes — emergency tarping is available 24/7 and is typically a covered expense under your policy. Save receipts; we'll submit them with the claim.
What if I already paid for repairs out of pocket?+
You can still file. Bring receipts, photos, and any prior inspection reports. The carrier may reimburse approved scope retroactively, subject to your deductible and policy terms.
What does code upgrade coverage mean?+
If local code now requires items your original roof didn't have (drip edge, ice & water shield, ridge venting), code upgrade coverage on your policy pays for them. We always check your policy for this endorsement before scoping the job.
How do mortgage companies fit into the check?+
If the loss exceeds a threshold (often $10K–$40K), the insurance check is made out to you AND your mortgage company. They release funds in draws as work progresses. We've walked countless homeowners through this — it's normal.
